Proposal Overview:

The proposal would seek to develop a new 14-storey residential building with 120 units (211 individual occupancy) and 6,000+ square feet of ground floor commercial/retail space. Development of this site will have significant impacts, both positive and negative, for 10C and the downtown community during the development phase and for decades to come. We therefore think it is important that a diversity of voices are heard!

Key Points From the Development Proposal:

  • The site is currently zoned for a maximum of 6 stories.
  • There is no parking on site for the proposed development. You can read more about parking and tenant transportation in the Parking Study and the Transportation Letter.
  • The proposed development would bring new purpose built rental housing to the downtown core. The development will include a range of unit types, including studio, 1, 2 and 3-bedroom units.
  • In their Planning Justification Report, it is noted that the development would be well suited for student housing.
  • There is currently no proposed affordable housing as part of the development.

Comments submitted by Friday, September 6, 2024 at 10:00am will be included in the City Council Agenda for the September 10 meeting.
